What is a gas safety certificate and why is it important?

A gas safety certificate is a document that confirms a gas appliance is safe to use and has been checked by a Gas Safe registered engineer. Known as a CP12, this certificate includes:

  • Engineer’s details and gas safety registration number
  • Property address
  • Details of location and type of each gas appliance tested
  • Any issues and actions needed to solve them
  • Date of when the next inspection is due

Gas safety certificate requirements for landlords

To ensure the safety of your tenants, you must have an annual gas safety check and a valid Landlord Gas Safety Certificate (LGSC). By law, a copy of your LGSC should be given to your current tenants within 28 days of the gas safety check. For new tenants, this needs to be provided at the start of their tenancy. You must keep a record of your gas safety checks for at least two years.

If you don’t comply with these gas safety regulations, there are a number of serious non-compliance penalties you could face, including:

  • Legal proceedings
  • A fine of up to £6000
  • Detention for up to six months
  • Invalid insurance
  • Criminal prosecution in cases of gas-related injury or death
